Estates, apartments and old heath
When the Royal Melbourne Golf Club enlarged its greens in 1932, its westerly land became the Golf Links Estate. In the nineteen fifties the Housing Commission of Victoria built a large estate of houses for sale in Sandringham.
On the foreshore, many humbler houses were replaced by luxury houses and apartments from the eighties on, so a single block can now carry several homes on one drain.
Bayside upgraded the drainage in Rose Street between October and December 2024, laying new pipes to cut flooding there. The ground was once heath: Bay Road Flora Reserve keeps the last vestige of original, undisturbed heathland.

Sandringham questions
Combined drains, heritage and foreshore trees
Who clears a blocked combined sewerage drain?
South East Water treats a blockage inside the home or in a combined sewerage drain as the property's responsibility; a blockage in its own pipes goes to its faults team.
Does heritage affect plumbing at the Masonic Hall?
Yes. Sandringham Masonic Hall is on the Victorian Heritage Register with its interiors, so even pipework changes inside it need Heritage Victoria's permit.
Can a pipe be run near the foreshore trees?
Foreshore trees are public. A Coast Banksia on the Beach Road foreshore stood 22 m tall when the National Trust measured it, and a pipe route works around trees like that.
