Plumbing in Caroline Springs

A planned estate on volcanic plains clay

Caroline Springs was a development by Lend Lease Corporation begun in 1998, so nearly every drain is PVC with modern fittings. The usual faults are builder joints, settlement and roots at a junction rather than corroded or collapsed old pipe.

The suburb sits on the eastern edge of the Victorian Volcanic Plains, where shallow rock and heavy clay shrink and swell with the seasons. A camera looks for joints pushed apart by that movement, and a dig allows for rock breaking.

Rockbank is a flat and treeless area, and the street trees here are estate plantings younger than the pipes. When roots do turn up, the entry is usually a disturbed joint near a young nature strip tree.

Caroline Springs questions

The 27A shaft, the lake and Melton's rules

Where does the owner's sewer end and the corporation's begin?

Greater Western Water puts the owner's part between the internal sewer house connection and the 27A inspection shaft, and its own from that shaft to the main. If the shaft is holding water, the blockage is the corporation's and the owner may be reimbursed the call out fee.

Why do lakeside drains back up first?

Homes beside Lake Caroline, a wetland dug out near Kororoit Creek, sit at the low end of the estate's stormwater system, so a blocked or sunken line there overflows sooner in heavy rain. Council controls the lake level too, and for its jetty works the lake will need to be partially drained, so lakeside outlet work is booked around council plans.

Can a shed or slab go over an easement?

Only with Melton's consent. A Build Over Easement (BOE) application is needed for any structure, cut or fill over an easement, eaves and sheds included, so a drain relocation there waits on council's answer.

Is a shared sewer line likely on a Caroline Springs lot?

Hardly ever. Of the suburb's occupied dwellings at the last census, only 2.7 percent were flats or apartments, so nearly every job is one house with its own sewer branch and stormwater connection, and a trailer jetter can usually reach the side of the house.
